Condo Living in Alabang

Take a sneak peak at what it’s like to live in a condominium in Alabang.

Alabang is a location that I would say is at the center of everything. It is not so far from Makati nor is it far from the attractions of the south (Tagaytay, Laguna etc.). It is surely a prime location for condominiums in the Philippines.

In the center of it all, in Filinvest Corporate City, there are a number of available condos and one of them that are currently being constructed is La Vie Flats. It is part of the premium residential block called “the Flats at the Parkway”. It is from the same developer of Vivant Flats which is located right beside it. In front of it is a driving range for those interested in golf and also not so far from the condo is the two popular Alabang Town Center and Festival Mall. If you want to relax, right around the corner is the Palms Country Club. Everything you will need is a minute away.

It is also right beside the South Luzon Expressway Filinvest exit making it easily accessible from both north and south bound vehicles. No place really seems to far from here. The skyway will also leading to Alabang will also be finished very soon.

You have a choice between 1 bedroom, 1 bedroom with one terrace and balcony, and a 2 bedroom with balcony. Prices start at Php 3.5 M. As the place develops more it is sure to increase in price which makes it a good solid investment in a growing yet relaxed location.

Why choose a condo in Alabang over Makati?

The answer is simple, Alabang is more laid back and it is less crowded and less volume of traffic. It is also almost always cheaper to get a condo in Alabang. It is also continuously developing which makes it very attractive to entrepreneurs. If you are considering getting a condominium in the Philippines, then this is highly recommended. Take time to experience urban living from a 22-storey tower that is located at the center of everything. Take this opportunity while La Vie Flats is still being constructed to get it while it is still cheap. If you do not take this opportunity now you will surely hate yourself later. It will supposedly be finished in the third quarter of 2010. Time is running out!

The Beef with Association Dues in Condo Units

Apr 15th, 2010

People usually think that buying a condo is the only thing they need to worry about. They tend to forget that there are still Association Dues that they need to start paying. People who rent out condos do not forget this as this is part of their concerns. But with regards to people who are purchasing a condo, they need to know when they will need to start paying for these fees.
According to the Philippine Law Real Estate Acquisition and Disposition, once the condominium building is substantially accomplished, the developers can already start operating the building. It is the task of the developer to obtain and purchase an insurance policy so that the building and the condominium association can be covered.

The question though, of when it is the right time condo unit owners should start paying for the Association fees is when the unit has been turned over to them. The reason for this is because this is the part of the deal when the condo unit has been completed and the owner has sole responsibility for his unit.

This means that he will be in charge of paying for his Association Dues by this time. So if you are only worried about how much buying a condo is worth, you should also consider how much money you will need to keep paying for your Association fees every month. There are even some unit owners who have forgotten the fact that they need to pay this fee. When this happens, the unit owner will face arrears and some financial problems with their purchased. As such, it is important to pay your Association fees on time.

Condo Unit Protection

Apr 12th, 2010

Nowadays, it is the duty of every condominium facility to provide 24 hour security to your condo unit. They may provide CCTV cameras and roving security guards. But despite this, it is still important that the unit owner provides additional security measures to your home. At the same time, the unit owner needs to make sure that he personally knows the people who enter his home so that he can safeguard his property. Here are some things that can give additional security to one’s home:

Alarm Security

Most owners have installed an alarm system in their homes and units. While there are some condominiums that already provide this to unit owners, there are also some that don’t. A lot of unit owners have found this as an effective way they can safeguard their homes and warn their security so they can avoid getting robbed when they are not at home. But since this security measure can be costly, there are other people who prefer using other cheaper precautionary measures.

Lighting

Aside from the fact that it is cheaper than an alarm system, providing ample lighting to your area can help prevent unwanted incidents. Since burglars are looking for an occupied home, you can make your unit look like there is someone there so they don’t mark your property as a target.

Doors

Owning a unit in a condo means you do not have a fence or gate to safeguard your property. Instead, you are only provided with a door to keep strangers from entering your home. For this reason, you must provide several locks on your home and choose the ones that are really trustworthy. You can use dead bolts and even chains so you can keep people out.

If you have a glass sliding door, you can use a blocking device which is called as a charley bar. This is a metal bar which is being screwed onto glass sliding doors so that it can’t be easily opened.

There are a lot of ways you can protect your condo unit from being a target of unlawful individuals. And with the help of the CCTV and security guards that comes along with your condominium, your security can be well protected especially if you are going out of town.

Reasons Why Pet in Condo Are Not Allowed

Apr 6th, 2010

If you are looking for condo properties in Manila, you might be sad to discover that there are only a number who allow pet in condo units. This is particularly true if you are a certified pet lover and would not want to leave your pet behind.

Especially if you are living alone, having a pet can be one of the things that you can look forward to after a long day at work. And if you live in a condominium unit, things can get pretty lonely. But if you have a pet to stay with you, the loneliness can be disregarded.

The reason why there are condominiums that do not allow pets is because of a few reasons such as:

  • Noisy- if you are away from your unit and you have left your pet alone, he will get frightened and will keep barking at the door. To people who live in your floor, this can be a nuisance and annoying.
  • Allergies- the hair that falls from your pet are so small that they can slide through the doors of your next door neighbors. If your neighbor is allergic to pets and has asthma, this can cause a health problem.
  • Dirt- when your pet is left alone in your unit and he has gone to do his thing, there will be no one to take care of his mess. For people who are passing by your unit, the stench can be so strong and impossible to bear.

These are all understandable reasons why there are several condo properties in Manila that do not allow pet in condo units. But at the same time, there are others that have agreed to this. Visit Philippines Real Estate so you can find pet friendly condos in the city.

Wil Tower Mall: Filipino by Blood, Filipino Nature

Wil Tower Mall is one of the recent condominiums being developed in the heart of Quezon City. Aside from being named after the famous TV host, Willie Revillame, the condominium hopes to attract the OFWs who are looking for a way to invest their hard earned money.

A lot of OFWs are so fond of the famous host and his TV program called ‘Wowowee’ that they make it a point to get a reservation months before they visit the Philippines. Through this TV show, they are able to give a little money to their countrymen who are in dire need of financial help. Because of this, the TV show has been able to get the loyalty of his avid OFW viewers. It is also for this reason that the developer, Polar Mines Realty Ventures Inc. and the host have partnered so they can give discounts to the OFWs who are interested in purchasing a unit in the condominium.

Aside from the fact that it is a residential condominium, the first few floors are reserved for the commercial establishments such as banks, restaurants, and some shops. Not to mention, it is also being recognized as the ‘New Star Address’ of Quezon City as it is within the proximity of the Philippines TV network, ABS-CBN. Its star class amenities include a fully fitted gym, swimming pool, entertainment room, game room, and a relaxing spa among the list.

But what has really captured the attention of several OFWs is the fact that there are numerous discounts being made available if they purchase a unit at the Wil Tower Mall. Apart from discounts, it also offers a lot of freebies for the people buying a condominium. A whooping P100,000 cash discount awaits OFWs who are going to pay the reservation fee right away. In addition, they also give away free airline tickets from the US to Manila for those who want to check out the unit.

On a daily basis, it is not hard to see so many new condominiums being put up. In Makati City alone, there are already more than 5 condominiums being put up. With so many of pre-selling condos being put up, it is a wonder how agents can sell them. But another thing that should be taken into consideration is if there are really some people who buy pre constructed units.

While there are some people who would not want to buy a condo unit while it is still in its pre-sell stage, there are also those who prefer this than the ones that have already been turned over. There are actually a lot of benefits that you can get if you choose a pre constructed condo. One of the biggest benefits is that the condominium unit is usually much cheaper during this time. There are even some pre constructed units that can be sold half its price as a condo that has already been turned over.

In addition, there is also the benefit of being able to customize the space more. If you are the unit owner of the condo, you can cooperate with the developers of the unit so you can have your walls, floors, and bathroom established already.

There are several pre-selling condos in Makati City that you can check. With so many of them being developed, your only decision to make is where you would like your new home to be located.

Investing in a Condo- Good Idea?

Mar 24th, 2010

Nowadays, a lot of Filipinos are thinking about investing in a condo. There are some who think about buying one so they can live in it while there are also other people who plan to use the unit as an investment. Either way, it is really a good idea to invest your money in a condominium in the Philippines.

Even though this has already been an established fact, a lot of people are still not welcoming the idea. This may be because they have always lived in an actual house with a lot and they see there is no advantage they can get in buying a condominium. The fact is, this is not entirely wrong.

This is because it is first important to establish why you want to buy a condominium. If you are planning to live in it, you have to make sure that it will fit your needs. At the same time, if you are planning to have it rented out, you have to make sure it gets properly advertised.

But another important thing you have to remember before buying a condominium is the location. If you will be buying a property that you will use for either of the above mentioned purposes, you have to make sure that it is in a feasible area. When you are planning to have your condo rented, you have to choose a location where there is a demand for condo rentals. At the same time, if you will be buying a condo unit in the far ends of the country, you have to remember that it is not yet a good move. This is because there are still a lot of green areas where you can have a house put up.

In certain parts of the country, buying a condo unit can be more expensive than buying a house and lot. If you are thinking about investing in a condo in these places, then it surely is a bad idea.
